  • Kalaranna Kvartal

    Residential area

    Status: The final stage of the development was completed at the end of 2025, and the entire Kalaranna Kvartal is now finalized, with a limited number of residential units still available.


    Kalaranna Kvartal is a unique sea-side residential district on the border of Tallinn’s city centre and old town. Kalaranna Kvartal, located at Kalaranna 8, consists of twelve 4-5-storey buildings on nearly six hectares. The area was developed in two stages. An integral part of the residential quarter is well-thought-out landscape architecture and a beach promenade that largely preserves the existing natural environment.

    During the development, twelve buildings were completed, delivering 387 apartments, along with commercial premises and an underground car park. The area also features Kalaranna Park, offering a variety of leisure opportunities, and a central squares connecting the buildings. The final stage of the development was completed at the end of 2025, and the entire Kalaranna Kvartal is now finalised, with a limited number of residential units still available.

    The final phase added a further 12,719 m² of gross buildable area, with 147 apartments and 4 commercial units.

  • Kristiine City

    Residential area

    Status: Kristiine City is under development. The sales of new development projects Kindrali Houses last stage Uus-Kindrali and Musketäri Majad are ongoing.


    Kristiine City is one of the largest residential areas in the Baltic countries, located in the Kristiine borough, a residential area very close to the City Centre of Tallinn. The unique project plans exquisitely integrated historical red brick buildings with the modern architecture that will arise over the hill, at the very heart of the new quarter. The Kristiine City development will bring lively and elegant atmosphere to the barrack area. The residential area is developed mainly to offer green living environment to families and people who prefer living outside the very centre of the city.

    Developed phase by phase, Kristiine City already counts several completed stages – Tondi 51 Barracks, Marsi 6 lofts, Kristina Houses, and Ratsuri Houses – with new buildings under construction and further homes still to come.

    Kindrali Houses — partly completed, under construction

    Set between the private homes and apple orchards of Kristiine, Kindrali Houses offers modern and cosy living in Nordic-style buildings of high-quality materials and thoughtfully crafted interior details. The development includes spacious one- to five-room apartments, studio apartments with private entrances, and even a pet washing room.

    The first stage of Kindrali Houses is complete and all apartments handed over. The second stage, Uus-Kindrali, unfolds across two buildings: the “white house” at Talli 3 / Sammu 8 is finished and welcoming its residents, while the seven-storey “black house” at Sammu 10 / Seebi 24a is taking shape beside it, with completion planned for late 2026.

    Together, the two buildings of Uus-Kindrali — the white house and the black house — comprise a gross buildable area of 17,894 m², with 191 apartments and 2 commercial units.

    Musketäri Majad — under construction

    Musketäri Majad is the final stage of the Kindrali Houses development and the most recently launched chapter in Kristiine City’s growth. It extends the quarter’s green, community-centred environment with three buildings of six and seven storeys. The development pairs contemporary architecture with considered spatial design, including homes with their own private entrances and terraces.

    Built in two stages, Musketäri Majad will comprise 254 apartments across a gross buildable area of 22,589 m². Construction began in early 2026. In the first stage, a mixed-use building with commercial premises at Sammu 7 / Talli 1 will be completed by the end of 2027, followed by a residential building at Rivi 8 in spring 2028. The second stage will add a residential building at Seebi 22a / 22b.

    Future stages — in planning

    Several further homes are in active preparation within Kristiine City, with design work and building-permit applications under way. Dunte — the Tondi 53 project — has obtained its building permit and completed the design phase, bringing a contemporary home to a historic building on Tondi Street and uniting the heritage of the area with present-day living standards. NÜÜD Houses takes its name from its architects, NÜÜD Arhitektid, reflecting a distinctive architectural vision and a contemporary approach to urban living, with its final name to be confirmed once design is complete. And Sammu Residence is designed to complement the surrounding urban fabric, offering contemporary homes in a well-connected, established district close to the city centre. Together, these future stages will add around 36,000 m² of gross buildable area — roughly 95% residential and 5% commercial.

  • Kliversala Bay

    Residential area

    Status: Klīversala Bay is under development. The first phase, River Breeze Residence, has been successfully completed and all apartments have been sold. The next phase, Blue Marine Residence, is currently under construction.


    Located within the UNESCO World Heritage protection zone, Klīversala is one of Riga’s most prestigious waterfront areas. Situated on the banks of the Daugava River opposite Old Town Riga, it combines historic charm with contemporary urban living. Klīversala Bay is being developed as a modern mixed-use neighbourhood featuring residential buildings, cafés, restaurants, and public spaces in a vibrant yet thoughtfully designed environment.

    Upon completion of all planned development phases, the quarter is expected to deliver approximately 660 apartments with a total gross buildable area of 73,234 m², establishing Klīversala as one of the most significant waterfront residential destinations in Riga.

    Blue Marine Residence

    Blue Marine Residence is a premium waterfront residential development located in the rapidly transforming Āgenskalns Bay area of Riga. Positioned directly on the banks of the Daugava River, the project combines contemporary architecture, energy-efficient solutions, and carefully designed living spaces with exceptional waterfront views.

    Blue Marine Residence construction commenced in August 2025, with completion scheduled for August 2027. The development will comprise 96 apartments with a gross buildable area of 6,758 m². Many apartments will feature spacious balconies or terraces, maximizing natural light and views of the river and surrounding cityscape.

    Status: The first development phases of Šaltinių Namai | Attico have been completed. City Villas reached final completion in the first quarter of 2026, while the Attico building, comprising both residential and commercial units, was completed and delivered to the relevant authorities during the same period. Sales of the remaining residential and commercial units are ongoing.
