Pro Kapital Lays Cornerstone for Musketäri Majad in Kristiine City
Pro Kapital has laid the cornerstone for the Musketäri Majad residential development in Kristiine City, Tallinn, marking another important milestone in the transformation of the former Tondi military area into a modern residential district. The first phase of the development will bring a total of 145 new homes to the area.
According to Andrus Laurits, CEO of Pro Kapital Estonia, the cornerstone ceremony marks both the progress of the new development and an important stage in the continued development of Kristiine City.
“With Musketäri Majad, we are completing a large scale development project in Kristiine City and continuing to shape the area into a cohesive, human-scale urban environment. Our aim is not simply to build new homes, but to create an environment where buildings, landscaping, pedestrian routes and shared outdoor spaces form a well-designed whole. Construction has progressed well, and we are pleased to see that buyer interest in the project has also been strong,” said Laurits.
During the cornerstone ceremony, a time capsule was placed within the building structure to commemorate the current stage in the development of Musketäri Majad and Kristiine City.
The first phase of Musketäri Majad is located at Sammu 7, Talli 1 and Rivi 8 and comprises two six- and seven-storey buildings with a total of 145 apartments. The first building is scheduled for completion by the end of 2027, while the residential building at Rivi 8 is expected to be completed in spring 2028.
Construction of Musketäri Majad is being carried out by Pro Kapital’s own experienced construction and engineering team. This enables the developer to manage the construction process directly and maintain close control over quality throughout the project.
The architectural concept was created by Allianss Arhitektid, led by architect Indrek Tiigi. The design of Musketäri Majad centres around three distinctive building volumes and a spacious green outdoor area between them.
“When designing Musketäri Majad, my aim was to create a kind of city within a city – a diverse yet cohesive living environment where the buildings and the spaces between them form one carefully considered whole. A car-free green courtyard will be created between the spacious boulevards, while the buildings gain their distinctive character from varying heights, inviting balconies and loggias, and the contrast between concrete and timber surfaces. Musketäri Majad is designed for active urban residents who value privacy, a thoughtfully planned living environment and proximity to the city centre,” said Indrek Tiigi, lead architect of Musketäri Majad at Allianss Arhitektid.
Musketäri Majad offers apartments ranging from one to five rooms, with sizes from 21.5 to 131.7 square metres. The homes feature balconies, loggias or terraces, while larger family apartments also include saunas. A selection of ground-floor homes with private entrances is also available. A landscaped courtyard with play and recreation areas will be created between the buildings, complemented by bicycle storage rooms and covered bicycle parking for residents.
The interior design concept has been developed in cooperation with the interior architecture studio Ace of Space, offering four distinctive interior finishing packages for buyers to choose from.
In the final phase of Musketäri Majad, a further 110 apartments are planned at Seebi 22a and Seebi 22b. Once the entire development is completed, Musketäri Majad will add a total of 255 new homes to Kristiine City.
Musketäri Majad is located in the Kristiine City residential district, close to Tallinn city centre. The area combines a peaceful and green living environment with excellent accessibility, with everyday services, schools, kindergartens and shopping facilities nearby.
